BSBG: the architecture studio behind Eltiera's design-led signature

Behind every design-led building in Dubai, there is an architecture studio that does the heavy lifting from concept to construction. At Eltiera Views, that studio is BSBG: Brewer Smith Brewer Group. The practice has been working in the Gulf since the early 2000s and is now a fixture on the developer brief sheet of any project that wants to be taken seriously as architecture rather than as marketing.

A multi-disciplinary studio, not a service line

BSBG is structured as a multi-disciplinary practice. Concept design, executive architecture, interior design, lead consultancy and project management all live under the same roof. The benefit shows on residential projects of Eltiera''s scale: the team that draws the elevation also writes the specification, supervises the site and signs off on the materials that hit the lobby on handover day. There is no handover gap between the architect who imagined the building and the team who delivers it.

The studio works across sectors - hospitality, residential, mixed-use, masterplanning - but residential has been a strong line of the practice for the past decade. Notable Dubai work includes The Address Sky View, the One Za''abeel masterplan input and several Ellington projects, where BSBG has refined a vocabulary that translates well onto large residential plates.

+studio: the interior design arm

BSBG runs its interior design under a dedicated brand, +studio. The set-up is deliberate. Interiors are not an afterthought negotiated with an external firm once the shell is approved. The +studio team is briefed at the same time as the architecture, on the same plan, with the same material logic. That is why an Ellington and BSBG building tends to read as one continuous design language between the facade and the apartment door.

At Eltiera Views, that integration produces a recognisable signature: large-format beige porcelain tiles, milky-shade wall finishes, floor-to-ceiling windows with discreet aluminium framing, 3.6 metres floor-to-floor allowing for generous ceiling heights. The interior architecture is calibrated to the light at Jumeirah Islands, which is reflective, soft and lake-fed rather than the harder light of the open desert.

From concept to executive architecture

On Eltiera, BSBG operates as both the design author and the executive architect. The concept design phase set the four-tower massing, the podium logic and the clubhouse insertion. Executive architecture then translated that concept into a buildable package: structural coordination with the engineers, facade engineering, MEP integration, and the procurement specifications that govern what is actually installed.

The continuity matters. Many luxury projects in Dubai lose their design intent between concept and delivery because different teams own different phases. With BSBG carrying both, the building delivered in Q4 2029 will be the building drawn in 2024, with the variance contained inside the studio rather than absorbed by the developer at the end of the project. What BSBG brings to a Jumeirah Islands site

Designing a vertical residential building at Jumeirah Islands is not a generic Dubai brief. The community is a villa district, organised around water, with a low-rise visual identity. Inserting four interconnected towers into that context is a sensitive operation. BSBG''s response is fluid, with the towers reading as a single composition seen from the lakes, and a podium that grounds the volume into the landscape rather than dropping it onto a hard plinth.

The architectural lexicon - curved corners, layered terraces, sliced facades - is the kind of vocabulary BSBG has been refining across projects, and Eltiera Views is one of its most articulated residential applications.
